Sellers should seek multiple opinions to avoid ‘shadow flipping’

The controversial real estate practice of shadow flipping was the focus of a Globe and Mail article. One of the experts quoted in the story was Thomas Davidoff, a professor at the Sauder School of Business at UBC, who says sellers should ask several different agents to offer the best estimate of their home’s value.

“It’s a competitive process, realtors really want listings,” said Davidoff. “So if some guy offers you $1-million and a bunch of guys are telling you $1.5-million, you probably ought to tell the guy to take a hike.”

In an interview with the Vancouver Sun, Davidoff also said that the number of vacant homes held by speculators is of greater concern than flipping.
